Washington State Home Inspector Licensing
In order to become a licensed home inspector in the state of Washington, you must first pass the National Home Inspector Examination (NHIE). Once you have passed the NHIE, you can then apply for a Home Inspector license from the Washington State Department of Licensing (DOL).
The DOL requires all applicants for a Home Inspector license to submit the following:
- A completed Home Inspector application
- Proof of passing the NHIE
Once you have gathered all of the required documents, you can submit your application to the DOL. The DOL will then review your application and determine if you are eligible for a Home Inspector license. If you are found to be eligible, the DOL will issue you a Home Inspector license.
If you are not eligible for a Home Inspector license, the DOL will provide you with a list of the requirements that you must meet in order to become licensed. Once you have met all of the requirements, you can then reapply for a Home Inspector license.
The Home Inspector license is valid for two years, and it must be renewed every two years in order to remain active. Home inspectors who fail to renew their license will be required to retake the NHIE.

40 Hour Field
Training
Field training is an important part of the Home Inspector Training Program as it gives students the opportunity to put into practice what they have learned in the classroom. Training consists of a minimum of 5 on-site home inspections performed with a Certified Home Inspector. Students will be required to perform all aspects of the home inspection under the supervision of the Certified Home Inspector.
We plan to have all of your field training completed before your first day of class. This gives you first-hand experience of the full procedure of inspecting, evaluating, and writing a thorough home inspection report from beginning to end while attending the class. Additional field training can be scheduled after the completion of the class if needed.
Training will be completed on live inspections, not in class or virtually. This allows you to get the full experience of being in the field and performing a home inspection.
