We offer a highly competitive compensation structure that rewards quality work and attention to detail. In addition to standard home inspections, our inspectors have the opportunity to boost their earning potential by getting cross-certified in high-demand specialty services—such as sewer scopes, radon testing, thermal imaging, and mold sampling.
Starting solo means spending half your day answering calls, managing scheduling, handling billing, running marketing, and paying out-of-pocket for software and insurance. At Top Notch, we handle all the marketing, customer support, and administrative overhead for you. You get to focus entirely on performing thorough inspections, educating buyers, and earning a reliable income without the stress of running a business alone.
While our home inspector positions are full-time, one of the biggest benefits of joining a multi-inspector firm like Top Notch is the flexibility we offer. Because we perform inspections 7 days a week, your workload and schedule depend heavily on your availability. You get the stability of full-time earning potential paired with the freedom to request time off when you need it—without the stress of losing clients while you’re away.
Yes! If you hold a valid Washington State Home Inspector license and share our commitment to top-notch client care, we’ll provide the team support, hands-on field mentorship, and software training you need to transition smoothly into a successful full-time career.
You’ll never be left stranded on a roof trying to figure things out alone. We pair new licensees with experienced senior inspectors for initial field shadow runs, cover your reporting tools and back-office logistics, and ensure our senior team is always just a phone call away when you run into tricky scenarios on-site.
If you are a great culture fit with strong communication skills and an interest in home systems, we offer a dedicated Trainee pathway. We’ll help mentor you through the Washington State licensing process—including required classroom hours, field mentorship requirements, and exam prep—so you can transition smoothly into a full-time inspecting role with our team.
We set our team up for success. Top Notch provides access to top-tier digital reporting software, scheduling systems, and back-office administrative support. During your interview process, we’ll walk you through our equipment guidelines and how we help ensure you have the modern tools needed to deliver thorough, high-quality inspections.
While our home inspector positions are full-time, you enjoy far more scheduling control than a solo operator ever would. Because we offer inspection opportunities 7 days a week, your workload and earnings align directly with the availability you set. Taking time off is simple and stress-free—because you’re part of a multi-inspector team, our other team members cover your territory while you’re away so you can enjoy your time off without losing business or worrying about client calls.
Not a single dime! Unlike 1099 sub-contractor roles where you pay for your own gas, equipment, and insurance, Top Notch hires our inspectors as W-2 employees. We supply your company car, pay for gas, provide all necessary inspection tools, and cover all state licensing fees and ongoing education. You get a steady paycheck, zero out-of-pocket business expenses, and clear pathways to increase your income through specialty certifications and inspection volume.
Real estate moves in cycles, but we use seasonal slowdowns to reinvest in our team, not send you packing. During slower months, we transition focus toward additional industry training and earning new certifications. We turn market lulls into an advantage so you continuously grow your skill set, add high-value services to your belt, and maximize your earning power year after year.
We don’t just offer jobs; we build long-term careers. As you gain field experience, you can expand your expertise into high-value specialty roles like Commercial Inspections, Log Home Inspections, and Mold Assessments. For team members with strong leadership skills, we also offer clear pathways into team management, mentorship, and operational leadership roles as our company expands.
It transitions as you grow with us:
During Training: You’ll report to our office/field site daily to complete hands-on mentorship, software training, and ride-alongs.
Once Independent: You work directly out of your home! You’ll take home a company vehicle and a laptop to handle reports, driving straight from your house to your inspection sites.
Weekly Touchpoints: You’ll only visit the office about once a week to meet with your manager, grab fresh supplies, and turn in receipts or payments.
